Dollar General unit completed in Elizabethtown

The new Dollar General store in Elizabethtown, Pa., saw the adaptive re-use of an existing structure.

A 10,396 square foot structure housing a former restaurant was completely gutted, leaving only the bare walls and roof. The MBCI team fit up a completely new interior that now houses the Dollar General unit and two tenants — Dove Christian Church and the DaVita Dialysis Clinic.

In addition, the parking area was thoroughly rehabilitated and upgrades to the landscaping installed.

Construction Continues for Mavis Tire

MBCI completed another new unit for Mavis Discount Tire in Sayre, Pa. The new service center, comprising 6,351 square feet, offers six service bays.

It is the first Mavis Tire Center to open in the northern tier of Pennsylvania.

The unit offers seven service bays for tire installations and general automotive repairs.

As of this writing Mavis has entered building contracts with MBCI for new construction of several more units.


MBC completes its 100th unit for Dollar General

Dollar General in HomeOur MBC Development team turned over our 100th retail unit for Dollar General in early 2021.

Our newest Dollar General completion is located in the Village of Home in Rayne Township, Indiana County, Pa. This was a makeover project based upon a pre-existing retail structure. Our scope of work included a new parking lot, a new interior, a new storefront, and an updated exterior façade. We delivered the project ahead of schedule.

Dollar General operated 17,266 stores in 46 states as of February 26, 2021.


Urban Prototype Unit Completed for Dollar General

Dollar General in SteeltonIn early 2021, MBC Development delivered an urban prototype unit for Dollar General in the Borough of Steelton, Dauphin County, Pa. Population 5,990 (2010 census).
We built the unit on a in-fill site in the borough, which is located four miles southeast of Harrisburg.


Mavis Discount Tire

MBC recently completed two retail units for Mavis Discount Tire in Hanover, Pa. They are similar in appearance, yet not exactly the same. Subtle changes in footprint allowed maximum utility on the each of the sites where the units were built.

The first Mavis location, at the south end of town, opened for business in February 2020. The second location, at the north end of town, opened in Summer 2020.

Mavis Discount Tire was ranked fourth among the top independent tire dealers in the U.S. on the 2019 Top 100 list of Modern Tire Dealer. In addition to its core offering of 20 major brands of tires, Mavis also provides repair and maintenance services at every location.

At present, more than 700 bright, fully-equipped service centers can be found in 13 states along the East Coast from New Hampshire to Florida, along the Gulf Coast from Alabama to Texas, and in three Mid-Western states.

In early 2020 Mavis announced its intention to purchase 112 NTB Tire & Service Centers. This acquisition will make it the second largest independent tire dealer in the United States.


New Pennsylvania State Police Barracks – Bradford County

PA State Police logoMBC won the bid to construct a new Pennsylvania State Police Barracks in Bradford County. Located just outside Towanda, Pa., the new single story structure comprises a footprint of 11,800 square feet.

The new building replaces an outdated station located west of the site that was in use for many years. Incorporating the latest in police technology, the project features a communications-data tower and a helipad for a State Police helicopter.

The organization took occupancy of the new building in March 2020.

VA Clinic – Plattsburgh, NY

MBC partnered with STG International, Inc. (STGi) to construct a new Veterans Administration Outpatient Clinic in Plattsburgh, NY.  STGi contracts with Federal government entities like the Veterans Administration to design, build, staff and manage healthcare clinics that deliver primary care, mental/behavioral health, women’s health, radiology, telehealth and other services.  MBC was able to repurpose a former school building to benefit the community.  The existing interior was gutted to allow the creation of new interior spaces. Exam rooms, rest rooms, break area, utility spaces, waiting area and new entry vestibule were created.  The parking lot was repaved along with new striping.  The project was completed in early May 2020 and STGi planned to begin operations at the site early Summer 2020.

Sheetz – South Williamsport


Sheetz construction siteMBC is pleased to announce a new Sheetz location for the greater Williamsport area. Located on a busy travel corridor at the intersection of Route 15 and Route 54 in Montgomery, Pa., just south of Williamsport, the new convenience store features a drive-thru window for made-to-order foods and includes six fuel stations.

The new Sheetz location opened late-Summer 2020.

88th and 89th Dollar General Units Completed

Dollar General units 88 and 89Our MBC Development team turned over our 88th and 89th retail units for Dollar General during the fourth quarter of 2019.

Our 88th unit (pictured – upper) is located in Malaga New Jersey. Our 89th Dollar General retail unit completion (pictured – lower) can be found in Fleetwood, Pa.

Before year’s end we expect to complete our 90th Dollar General store.

Dollar General operated 16,000 stores in 44 states as of September 28, 2019.


75th Retail Unit Completed for Dollar General

In the fourth quarter of 2018 our MBC Development team turned over our 75th retail unit for Dollar General.

The new store is located in Chardon, Ohio — population 5,148. The city is located about 10 miles south of Lake Erie.

As of December 2018 we have more than a dozen new Dollar General store locations under agreement. In fact, we are on track to complete our 80th unit in the first quarter of 2019.


ALDI opens store in Bradford


In 2017 construction of a new ALDI retail unit began at the Bradford Mall in McKean County, Pa. The 20,000 square-foot unit was completed and turned over to the company in the second quarter of 2018.

ALDI, one of the fastest-growing retailers in the U.S., was named the 2018 Retailer of the Year by Supermarket News.

With more than 1,800 stores across the country, ALDI is in the midst of an accelerated growth plan, investing more than $5 billion to remodel and expand its store count to 2,500 by the end of 2022. The company reports in mid-2018 that it’s more than halfway through its national remodel investment.


New VA Health Clinic in Schuylkill County

In the first quarter of 2018 MBC turned over to the U.S. Department of Veterans Affairs’ Lebanon VA Medical Center (VAMC) a new 8,740 square-foot VA Community Clinic in Pottsville, Schuylkill County, Pa.

Our recycling and make-over of a space formerly used for manufacturing created a facility comprising eight primary care exam rooms, four mental health consulting rooms, two telehealth-specific rooms, a laboratory, two shared medical appointment or group rooms and a teamwork room for staff.

The clinic provides a wide variety of services to Schuylkill County veterans including primary care, mental health care, laboratory services, annual physicals and screenings, and treatment of conditions such as diabetes, hypertension, respiratory disease, common cold, influenza, tobacco cessation and specialty referrals.


A&A Auto Parts – Fast-track Relocation Project

MBC recently completed a 6,000 square foot store for A&A Auto Parts, a leading aftermarket auto parts retailer. The store is located in Pottsville, Pa. at the intersection of State Routes 901 and 209.

When A&A learned that its store site at a former local mall would have to be vacated, the firm commissioned MBC to develop a build-to-suit retail unit to support the company’s desire for greater exposure to the market.

MBC was able to expedite this project, not only by utilizing one of our existing pad sites but also by calling upon our long-time affiliations with local and national suppliers.

The unit was turned over to A&A in February 2018. The new store is destined to become a sought after location by A&A customers — from off-road enthusiasts to do-it-yourself weekend warriors.


New Pennsylvania State Police Barracks – Potter County

MBC recently won the bid to construct a new Pennsylvania State Police Barracks in Potter County. The new single-story structure comprises 8,814 square feet located on the grounds of the former Potato City Country Inn.  The structure replaces the station adjacent to our site that had been in operation for several decades.  The design is very similar to its sister project, the McKean County State Police Barracks, and features the latest in law enforcement technology. The State Police moved into the new station in November 2019.

Pennsylvania State Police – Aircraft Hangar

In 2016, MBC Development was awarded the bid to construct a brand-new aircraft hangar for the Pennsylvania State Police on the grounds of the Wilkes-Barre/Scranton International Airport in Avoca, Pa.  The new hangar was a replacement for a decades-old hangar located at the Hazleton Regional Airport.  The new police hangar consists of a one-story 8,800 square feet building that houses a Bell 407GX helicopter and other miscellaneous aviation equipment.  The facility is also equipped with a state-of-the art office that can accommodate troopers and pilots on a 24/7 basis.

The new building was built to better serve the needs of the State Police as well as the residents of Pennsylvania.  The Pennsylvania State Police moved in to their new hangar in April 2017.


New Pennsylvania State Police Barracks – McKean County

MBC Development was recently awarded the bid to construct a barracks for the Pennsylvania State Police in McKean County. The new structure, designed as a single-story building of 9,000 square feet, is located adjacent to the Bradford Regional Airport in Lafayette Township. It features the most up-to-date technology in order to serve county residents and visitors more effectively. The new building is larger than the former station and able to accommodate more troopers. The former station was located in Kane, Pa. and had been in operation for several decades. The State Police moved into the new station in March 2019.

Bradford Mall 2017 Updates

The year 2017 was an exciting time at the Bradford Mall in McKean County. Big Lots!, a major tenant at the mall since 1996, identified the need for more space in order to offer a greater selection to customers. The company chose to occupy the vacant space available next to Dunham’s Sports, which opened in 2016. The 52,700 square feet formerly occupied by Kmart underwent a floor-to-ceiling renovation. The grand opening of the new store occurred in September 2017.

ALDI is currently constructing a new store across from Taco Bell at the intersection of Main Street and Foster Brook Boulevard. The unit footprint comprises about 20,000 square feet. An opening in spring 2018 is anticipated.


Former Rubbermaid Building in Pottsville

TruBridge Communications will be moving into the former Rubbermaid complex on Laurel Boulevard in Pottsville, Pa. Upon receiving notification that their original location would be closing with little time to spare, TruBridge called upon MBC to complete the task of providing needed office space. Faced with a tight renovation schedule, MBC was able to complete the task by renovating a 10,000 square foot office area ahead of schedule.

MBC is currently in negotiations to secure other tenants to occupy available space at the complex.

MBC Completes its 50th Dollar General Store

MBC celebrated a milestone when it completed its 50th Dollar General store. The Philipsburg, Pennsylvania relocation project became the milestone store when it was turned over to Dollar General on June 20, 2017.

New Pennsylvania stores in Elkland, Hustontown, Allenwood, as well as one in Elmer, New Jersey were completed during Summer 2017. In addition to the five stores that were completed in 2017, the development team has approximately 30 Dollar General projects currently in the development and construction stages.
